MILLBURN, NJ — Facts DO matter now more than ever:

Our opponents finally posted an opinion piece on Sept. 4 called "Facts Matter More than Ever" but it was short on vision and long on confusion.  We’d like to correct the record.  

Millburn’s most recent Housing Element And Fair Share Plan submitted in 2018 stated that Millburn’s present need obligation was estimated between 109 and 140 units (page 1) — This is a fact.

At a 4:1 market to affordable ratio it would take 700 new units to address our present need obligation — This is a fact.

It also states that Millburn’s current housing stock is 6,868 units of which 1,032 are in buildings with three units or more (e.g., apartments) (page 6) — This is a fact.

Between the Mack-Cali development, Chatham Road development and development at the former Wells Fargo bank the town already has over 300 new units on the way — This is a fact.

The 2014 Millburn Master plan amendment contained a statement on page nine when discussing the Mac-Cali project that the proposed development would contain “very few children of school age” — This is a fact.

The estimate for school-aged children from the Mack-Cali apartments was last reported by Dr. Burton as 125 as of last year — This is a fact.

It is a fact that Edison, NJ put into place a market-to-affordable conversion program which made a meaningful contribution to their affordable housing obligations.

A market-to-affordable program does not pay developers, it rewards existing landlords who convert a percentage of their apartments to affordable housing — This is a fact.

Millburn is fortunate enough to have two homes for special needs adults in town, but these residents do not currently count towards our affordable housing — This is a fact.

It is a fact that the current Township Committee did not conduct a feasibility study before passing the new Special Improvement District Ordinance, unlike the process for the original SID.

The new SID vastly expanded the geographic footprint from just the downtown to include Upper Millburn Ave, Morris Ave and the Short Hills train station area and many businesses in the expanded footprint were not contacted about the new SID before the TC’s first reading of the ordinance — This is a fact.

Opposition to the new SID included over 30 landlords and businesses — This is a fact.

The new SID Board of Trustees will be hand-picked by the Township Committee rather than allowing the business community, who will be taxed, pick their representatives — this is a fact

It is a fact that the current Township Committee did not demonstrate how many surrounding towns govern their SIDs with a board hand-picked by the township committee vs allowing the business community to pick their own representatives.

The legality of the town funding the first year or more of the SIDs budget is being challenged in court — This is a fact.

The Downtown Millburn Development Alliance, the management entity of the former SID never received money directly from the town’s budget — This is a fact.

The Township Committee did just present a proposal to hire a Planning Firm to conduct a Visioning Exercise for Downtown — This is a fact.

It is a fact that the Committee to Elect Volpicelli and Menon has raised all its funds from friends, family and residents of Millburn Township without any direct funds from the local, state or the national Republican Party.

(Are our opponents prepared to make the same statement?)

Nicolas Volpicelli and Sujoy Menon have been the primary authors of every OpEd piece they have submitted — This is a fact.

(Do our opponents claim primary authorship of the hit piece submitted in their name last Friday?)

One final note, as first-time candidates, we may miss all the pros and cons as we present our views on the issues facing the town, and when we do, we’ll own up to them.  We appreciate the feedback and remain committed to hearing all sensible opinions.  To that end, we offer our apologies to Jorge Mastropietro and everyone involved in the Tour De Millburn.  As avid bikers ourselves we remain excited for the event and hope it is a fantastic one!

ABOUT

Nicolas Volpicelli and Dr. Sujoy Menon are the Republican candidates for Millburn Township Committee.

Nic is an alumni of the University of Michigan with a B.S. in Aerospace Engineering and an MBA. He is a U.S. Navy veteran and a Fellow at Lead New Jersey. Nic attained the partnership of the global strategy consulting firm Booz & Company. He lives in the Glenwood section of Millburn Township with his wife, Christa and three children.

Nic is also a parishioner at St. Rose of Lima, active with the Cub & BSA Scouts and is the President of the Racquets Club of Short Hills.

Dr. Sujoy Menon is an alumni of Rutgers University with a B.S. in Computer Science and Biochemistry. He received his MD from the University of Medicine and Dentistry of NJ as well as an MBA from Cornell University. Dr. Menon is the Chief of Interventional Radiologist at Newark Beth Israel Medical Center.

Sujoy lives in the Deerfield section of Millburn Township with his wife, Aditi and two children.
